Okay guys, it’s Michelle Garcia, Lake CDA Real Estate, Windermere Coeur d’Alene Realty. I’m at the Parade of Homes. This is home number 17. We’re down at Bellerive and this is an awesome neighborhood. So if you’re familiar with the area, Le Peep and Riverstone is all down there. I’m going to walk up and we’re just going to do a quick video walkthrough with the builders. This is the builders, Nick Forsberg, Kenny Debaene. And Nick, you’re going to walk us through, yeah?

Nick Forsberg:

I’d be happy too.

Michelle Garcia:

Awesome. So give us the low down and let’s get started. Kenny?

Nick Forsberg:

Well, on the outside here, you’ve got tongue and groove. I don’t know how in depth you want to get to this, but.

Michelle Garcia:

Yeah, not super well…

Nick Forsberg:

[inaudible 00:00:51] soffits, speakers on the outside.

Michelle Garcia:

Yeah. Just point out the things that are…

Nick Forsberg:

If you like a sand washed finished concrete. So it’s nice and grippy for everybody. It stays nice. Got an outdoor bar area. And inside you’ve got, this is an 80 year old barn wood that came from Texas and then got installed and refinished. So it’s kind of cool.

Michelle Garcia:

So swing around to the living room.

Nick Forsberg:

It’s an 80 year old barn wood that they brought in from Texas. So, and then it got refinished through the house.

Speaker 3:

Was it tongue and groove or just?

Nick Forsberg:

Just barn wood. They took it and you can see the nail holes in it and everything. It was straight off the site. Yep. You got it.

Speaker 3:

It’s not tongue and groove, straight barn wood.

Nick Forsberg:

Not tongue and groove, straight barn wood. And then this is an indoor to outdoor bar area. So this window lifts up. The screen lifts up.

Michelle Garcia:

Oh, nice.

Nick Forsberg:

The owner of this house really likes wine. So she wants to be able to serve her wine in and out in the summer, when it’s not so smokey outside.

Michelle Garcia:

And then you guys did a built in bar area here.

Nick Forsberg:

It’s a built in fire pit or gas piping for fire pit. And the owner put this here for now, but she’s going to switch that out.

Michelle Garcia:

Cool.

Nick Forsberg:

You’ve got this bar area, of course, all granite. It goes across.

Michelle Garcia:

Okay. Fire place.

Nick Forsberg:

The plan with this house, we had Jack Sanborn from Wild Grain Woodworking did all the woodwork and then we’ll go through the wine area in a second, but he did those beams up there. Linear fireplace to bring in some of the modern touch.

Michelle Garcia:

Okay. Let’s talk about the kitchen since we’re standing here.

Nick Forsberg:

So yeah, the countertops, it’s a six cm thickened waterfall edge all the way down, which is a fair amount of work to do, but it’s a really nice look. The cabinets, you’ve got these touch cabinets here. They lift up automatically just by touching them, you hit a button, they come back down. Then full back splash all the way up with the lights, of course, that run through. So it kind of gives it a different effect for the cabinets. You’ve got a pot filler, of course, who doesn’t like that when they’re cooking. The water comes out.

Michelle Garcia:

That’s awesome. And your appliances are Thermador in here.

Nick Forsberg:

Yes, Thermador appliances. You’ve got farmhouse sink, under toe kick lighting, it’s kind of standard with these new houses.

Michelle Garcia:

That is nice.

Nick Forsberg:

The refrigerators just touch so you touch it and opens automatically and hold open. It’s all Thermador as well, columns. You’ve got a Butler’s pantry in here that has your sink, of course. You can put all your coffee stuff in there and kind of close the door. You don’t have to worry about a mess.

Michelle Garcia:

Let me scooch in there.

Nick Forsberg:

You’ve got a speed oven in there as well as a built in coffee maker.

Michelle Garcia:

Nice, awesome.

Nick Forsberg:

Yeah.

Michelle Garcia:

Okay. Are we going back to that wine.

Nick Forsberg:

Yeah, that’s a good idea.

Michelle Garcia:

Just take me wherever.

Nick Forsberg:

Glen liked open to below concepts with a lot of these houses in this particular lot. Because they’re fairly narrow lots so you try to bring in the light. And you’ve got the wine area here, which is a climate controlled wine area, all glass. Sealed, obviously. There’s a black walnut, piece of live edge black walnut across the back. And then when you look above it, that’s all granite. That goes all the way to the top of the ceiling with your LED lights.

Michelle Garcia:

Nice.

Nick Forsberg:

Wine, obviously all the way down. Those barrels were taken from a local vineyard and then made into an art piece there.

Michelle Garcia:

Super cool. Yeah. Very cool. I like these railings. Let’s look at the master, right?

Nick Forsberg:

Tried to split the modern with kind of the rustic look.

Michelle Garcia:

So here’s your master.

Nick Forsberg:

So here’s the master. So it’s got a full ship lap wall behind the back side and it breaks up the room a little bit. Get into the master bathroom. So obviously just a free standing tub and you’ve got a little art niche behind it and it gives it a cool feature. The lights come through the mirrors versus just stopping the mirrors low, like a lot of different houses. We like to go to the ceiling with the mirrors and then put the lights through them.

Michelle Garcia:

Yeah. I haven’t noticed that before.

Nick Forsberg:

Yeah.

Michelle Garcia:

Cool. Okay.

Nick Forsberg:

And then the shower. These owners didn’t want to have a door on the shower, but you’ve got a floating shelf back there that’s lit up on the back side. The shower has speakers throughout the master bathroom, of course.

Michelle Garcia:

I’ll step in here. Well, you even did a little window. Nice.

Nick Forsberg:

Yeah. Got to have some light in the shower.

Michelle Garcia:

Little water closet. Okay.

Nick Forsberg:

Pretty simple closet with California style closets, pull out drawers, shelving things like that. Try to make use of the space. Go upstairs.

Michelle Garcia:

Go ahead.

Nick Forsberg:

And all the lights throughout this house, it’s all smart home house. So everything’s built off of, in some of these switches, you can hit house and it’ll turn off everything in the house. So if you leave, hit a button, you don’t have to go through and worry about what lights you forgot to turn off. Volume control in every room.

Michelle Garcia:

Nice touch.

Nick Forsberg:

It’s kind of a use of space.

Michelle Garcia:

So there’s a restroom here.

Nick Forsberg:

It’s a smaller laundry room in this area, but she used kind of the same cabinet design as the kitchen.

Michelle Garcia:

Okay.

Nick Forsberg:

And the garage is pretty self explanatory. She’s got a Peloton bike out there, the TV up on the wall with a small workout area if you will.

Michelle Garcia:

Oh, that’s nice. And you did the flooring a little differently. And just real quick while I’m standing here, Nick, so people can understand the location a little more. I’m just saying, since we’re standing here, let’s talk about the location. We’ve got the Centennial trail is right here.

Nick Forsberg:

Yep. Riverstone is a pretty desirable area. So with the Centennial trail, rolling through it, as well as restaurants and places to grab a drink, everything’s close by. It’s kind of nice.

Michelle Garcia:

And you have your own parking.

Nick Forsberg:

Yeah. You’ve got kind of a side parking area where the grass will grow up between it. So you won’t even know it’s there, but you can still park on it and not have any rust.

Michelle Garcia:

Cool, cool.

Nick Forsberg:

Yeah.

Michelle Garcia:

So this house is how many bedrooms?

Nick Forsberg:

This is a three bedroom, three and half bath.

Michelle Garcia:

Okay.

Nick Forsberg:

With an office upstairs as well. So you have the same barn wood that goes up for the stair treads, stainless steel cable.

Michelle Garcia:

And some of these are just super rustic. Very cool.

Nick Forsberg:

And kind of the open to below effect kind of allows it to, like I said, get more light down below. Gives a bigger feel to the house.

Michelle Garcia:

Right. This is a cool hangout space.

Nick Forsberg:

And an entertainment room. And then obviously these doors called a nano door, bi fold door, tri fold door, really. Everything seals nice and tight. And in the summertime when it’s nice outside, or even the winter, you want to cool down the house, I guess, you can open that.

Michelle Garcia:

And look at that, they got the hot tub upstairs on the balcony. Nice.

Nick Forsberg:

And then this is Bellerive Lane, which we still got more houses going down that side, but things are getting built out pretty quick on this street.

Michelle Garcia:

For those watching, it’s been a little smokey lately.

Nick Forsberg:

A little bit.

Michelle Garcia:

So, okay.

Nick Forsberg:

We’ve got another bedroom up here with an en suite attached to it. Just a simple bathroom there that was attached.

Michelle Garcia:

I mean, it’s a nice bathroom, Nick.

Nick Forsberg:

Yeah. The floating shelves, full tile up on the tub

Michelle Garcia:

And swing around here. Okay. So we have the main floor master and then that’s bedroom one.

Nick Forsberg:

And then this other bedroom has a Jack and Jill concept bathroom.

Michelle Garcia:

Okay.

Nick Forsberg:

So you have one entrance to the main kind of guest area, if you will. And that’s full tile and mud-set shower. Kind of got some custom cabinets that were built on this one. And then these lights come out, two on the side, the same thing with your mirror all the way up to the top.

Michelle Garcia:

Okay.

Nick Forsberg:

And then the Jack and Jill, obviously. So you can get into the bathroom from the bedroom as well.

Michelle Garcia:

So you have the closet. All right.

Nick Forsberg:

And then in the back, this is kind of a little office area, a fireplace, TV, and there’s actually going to be a gun safe that’s going to go in here with hidden doors. But, unfortunately, they were unable to finish it in time for this but it’s going to be pretty cool when it gets put in.

Michelle Garcia:

Sweet.

Nick Forsberg:

Yeah. But I think that’s most of the house.

Michelle Garcia:

That’s it. And then tell me a little bit about Atlas Builders.

Nick Forsberg:

Atlas Building Group, we’ve been in business about five years now and I have a co-owner, Kenny Debaene, that you met earlier in the video. We focus more on modern style houses and urban areas. And there’s a lot of opportunity here to kind of stretch the market and push technology and things that we haven’t typically done in a lot of Idaho homes. So we’re really trying to do more of that modern niche style house, especially in these urban areas where Riverstone really comes in handy, right.

Michelle Garcia:

And you’re kind of focused in Coeur d’Alene mostly?

Nick Forsberg:

Couer d’Alene is the main area. We do stuff from the outlying areas as well, but it just depends. Right now, Couer d’Alene is so busy. Everywhere is really, but people want to be near the lake, near the river and so it’s a pretty nice area.

Michelle Garcia:
