Okay guys. It’s Michelle Garcia, Lake CDA Real Estate. We’re touring the Atlas Waterfront Park. No, not park. Project, right?

Jerry:

Both.

Michelle Garcia:

Both, okay. There’s the river there. Spokane River. We’re looking to the west, and then… Is it possible to open that window, too, at the back? So I can swing around both sides. And then, there’s, in the distance, is Riverstone, so you can kind of see. Okay. So what am I looking at?

Jerry:

If you look to the west, the far end of the west side, this will be single family living over on that big flat path. All this area here is zoned for single family living.

Michelle Garcia:

Mm-hmm (affirmative). Single family living?

Jerry:

Yes. And then, virtually same thing here. This is everything to your west, I think, at this point, is going to be single family living, all the way up to southeast.

Michelle Garcia:

Okay. And this is the walking path?

Jerry:

This is. This right here will be a different path, light path, made of gravel, one close to the water for the walking path. 

Michelle Garcia:

Uh-huh (affirmative).

Jerry:

There’s a lot. So, I think here is the stop zone for bulteye. So, the bottom will be commercial and the next two floors will be residential.

Michelle Garcia:

Nice.

Jerry:

And yes, this lot’s already been taken.

Michelle Garcia:

Can we go over to the structure over there?

Jerry:

Pretty much everything has been taken already

Michelle Garcia:

Wow.

Jerry:

All that down there is… That just got bought out by Bluegrass Development.

Michelle Garcia:

Bluegrass Development, okay.

Jerry:

They’re all local. They’re all over, but they have a local here.

Michelle Garcia:

Mm-hmm (affirmative).

Jerry:

So… And-

Michelle Garcia:

So is that.. Oh sorry, go ahead.

Jerry:

Everything that you’re seeing in this area is all park.

Michelle Garcia:

Everything in this area is all park. Okay.

Jerry:

This right here 

Michelle Garcia:

So the front here, Jerry, is park. And then, this area…

Jerry:

Everything on this area is park. Everything to the north and west is basically housing.

Michelle Garcia:

Residential, okay. And the hills up there?

Jerry:

The hills up there are just going to end up being a park.

Michelle Garcia:

Okay. That structure, is that-

Jerry:

That’s a bathroom.

Michelle Garcia:

Oh, that’s a bathroom.

Jerry:

That’s the restroom building. The brown wall you see, which will go down, that’s a food truck wall. So, the food trucks have access to the park right there.

Michelle Garcia:

Oh, I forgot about that.

Jerry:

That being…

Michelle Garcia:

Food trucks.

Jerry:

 full of food trucks.

Michelle Garcia:

Okay. Go over there. Such a big project. Oh my gosh. Yeah. How long do you think?

Jerry:

It’ll be three days, if not even longer.

Michelle Garcia:

And that’s just to get all the infrastructure done? And then the housing building can start-

Jerry:

Well, I think the phase that you were just looking at, the builders want to build this fall, so-

Michelle Garcia:

This fall.

Jerry:

They’re pushing right now to get us to start. They want to start putting all the infrastructure in and do everything there is, so they can start building. This lot in front of you is going to be apartments.

Michelle Garcia:

This lot here, okay.

Jerry:

Bought by Active West

Michelle Garcia:

ActiveWest.

Jerry:

ActiveWest.

Michelle Garcia:

Yeah, yep.

Jerry:

So, ActiveWest bought this lot.

Michelle Garcia:

So this is… I forgot the name of the street. Suzanne?

Jerry:

Suzanne.

Michelle Garcia:

Okay. So, Suzanne now is going to go through straight to the water. Is that right?

Jerry:

Well, straight to the parking lot.

Michelle Garcia:

To the parking lot.

Jerry:

This is going to be a parking lot.

Michelle Garcia:

Yeah, I got you. What’s the structure on the left here? The white?

Jerry:

That’s the city’s maintenance building.

Michelle Garcia:

Oh, okay. Sweet.

Jerry:

Yeah. This will be… I don’t know. Three story, I do believe, apartments.

Michelle Garcia:
