Hi guys. It’s Michelle Garcia with LakeCDArealestate.com and Windermere Coeur d’Alene. I wanted to introduce you to a really cool neighborhood in Post Falls called Riverside Harbor. This is just south of highway 90, but hopefully you saw kind of the entry coming in, and this is, is this Riverside Harbor drive? Anyway, I’ll tell you in one second, but you can see the neighborhood, just the feel of the neighborhood. The streets are wide. There’s that nice? You know, it’s just really beautiful, the center median. Then the thing I like about this neighborhood is it’s an established neighborhood. You can see the mature trees, but there’s a lot of opportunity in here. Maybe that house right there would be something kind of what I’m talking about. So you’ve got a lot of nice homes, they’re well kept, a lot of pride of ownership here, but then the thing that I actually like about it is some of these homes are older and so they’re a little bit dated.

                So you can find some deals in here if you don’t mind doing a little bit of work. Sometimes it’s not even that it’s not like a fixer upper in the sense that everything’s falling apart, but it’s just that things are dated because of the age of the home. A lot of these were built in the eighties and nineties so if it hasn’t been updated yet, but you’re still in this awesome neighborhood, there’s just a lot of opportunity there. So look at how pretty, so we’re filming this in the fall months. You’re seeing all the fall foliage, the lots here are bigger, the ones here on the right were actually parallel to the river right now so all of these homes are waterfront homes.

                The other thing that I like about this neighborhood, that one’s a brand new build, is that you have the waterfront, of course these are million plus homes, some are in the twos or three million. But across the street, you have still, cool, beautiful, large lot homes but they’re a fraction of the cost of the waterfront, but you still get the benefit of this really awesome neighborhood.

                You can kind of peek through and see. You’ll probably notice a lot of these waterfront homes are quite large, but then you have some of these homes, they’re kind of average size, I would say, so anywhere on the smaller side, you might have like 1400 or 1500 square feet. But a lot of these are larger, like 2500, 3500 square feet. So we’re going to do a U-turn. So this is, what is that Maplewood? So I wanted to show the park. Yeah, I think if we go straight, look at how cute. So some of these are built, some of these are older. Yeah, I think try that. No, that’s a dead end. So let’s see, Shore Cove let’s try, nope, not with your street.

                There’s an area, so one of the other reasons I love this neighborhood, you’ll see this, you’ll see people walking their dogs all the time. The reasons I love this neighborhood is that there’s a waterfront park that is just for the residents of this community and it’s actually a really cool park. It’s not all super flat, but down by the water it’s flat and it is gated so I’m not going to be able to show you today, but we’re going to go up here off to the right. Yep. Then we’re going to, off to the left I think is where the park is, and it’s kind of hidden so if you don’t really know that it’s a place to go. It’s not like the community, a bunch of people are overrunning the park. Like I said, it is gated, so you have to be a resident. Here, this is a good picture of, so that’s, those are some of these homes are not fenced. The backyards are not fenced, so we’re going to go left here.

                And so not everybody cares for that, but it’s not a big deal, you can just fence it. So some of the lots are kind of smaller and you’ve got, it’s a little snug in the backyards but the park is over here where that white, slow down, and just beyond this white car is the entrance to the park. I don’t know if you can see that there. So it is gated and you walk down there and it’s right on the river. There’s no dock, not even a day dock, but it’s just a cool place. There’s a picnic area, there’s like a little place structure for the kids. It’s a great place to have a little summer barbecue and you can drive in and drive right up so all your supplies are in your car. Drive right up and go hang out for the day at the park on the water.

                That’s one of the big benefits of this neighborhood. You’ll see there’s some newer homes here, like this one on the right, this tall white one, was a parade home and so that’s only like a year or two old. Probably that one’s about the same, but then you’ve got some that are like I said, built in the eighties. So there’s, there’s just a big mix, but it’s a nice neighborhood.
